Harbour Towne Marina Association is a private dockominium association.  dockominium is the water-based version of a condominium; rather than owning an apartment in a building, one owns a boat slip on the water. The term is a portmanteau of “dock” and “condominium.” In addition to the exclusive right to use the boat slip, ownership also provides one with the right to use the common elements of the marina, much the same as one would have the right to use the common areas in a residential condominium development. Also, unit owners may use, rent, or sell their unit at any time, subject to association approval.

Similar to a condominium, a management company manages the common areas and provides all required services such as maintenance, security, insurance, bookkeeping, legal, and overall management and supervision of the dockominium facility. A monthly fee is charged to cover these expenses. Typically, water is included, while electricity and cable, etc. are billed separately via the management association. Real estate taxes are separately assessed by the municipality and are the responsibility of the unit owner.

Costs Associated With Slip Ownership at HTMA:
The Harbour Towne Marina Association dues are $500 per quarter/$2000.00 per year. This includes all amenities and marina operational costs including utilities ( water, electric, cable tv, and wifi.)There is also a city tax assessed to slip-owners generally averaging $300.00 per year but is subject to slip sales price and other city assessments. There are also general boat insurance requirements associated with slip-ownership. These dues only apply to slip co-owners. Slip-owners who lease their slips factor these costs into the lease rate they charge their renters.

Interested parties can view available slips listed here by slip-owners who do not occupy their slip and choose to seasonally lease their slip. Interested parties must contact the slip owner or realtor listed below to arrange for a seasonal lease. The Association does now offer a seasonal lease of “dock-ends” of each pier with full hook-ups and access to amenities.  Dock-ends are at the end of each pier and are directly along the channel.  Inventory has been at an all-time low and interested parties are encouraged to check back here regularly.
